4 Mellen Street restores a prominent, nationally-registered historic building that once served as the Lesley University admissions building and originally as the 1860’s home of a Cambridge mayor. A six-story Passive House addition creates 29 new affordable homes on a difficult, tight site. As OPM and Clerk of the Works, TDS personnel completed a detailed drawing review to identify issues early so the design team could resolve them before construction. When structural problems were uncovered in the existing foundation, TDS closely managed the budget and all change orders, helping the team balance the Cambridge Historical Commission’s preservation requirements with modern energy performance goals. TDS also oversaw the air sealing and insulation work to ensure the project met both Enterprise Green Communities and Passive House standards.

Scope: The comprehensive renovation of Travis Park Apartments brings new life to a long-standing community in Austin, TX. Modern kitchens and bathrooms and fully accessible units will preserve the livability of these 199 town homes for many years to come. Mold discovered mid-construction behind HVAC systems and kitchen cabinetry presented challenges for this occupied rehabilitation. As the Owner’s Representative, TDS fostered productive communication among all parties to minimize disruption and maintain construction quality and safety. Improved ventilation, modern mechanical systems, energy-efficient windows, patio doors, and lighting will ensure that the units will remain durable, healthy, and efficient homes for all the residents.

Dana Street

Scope: Every development project begins with a vision, and on this Mass Timber project at Dana Street, our role has been to transform that vision into reality. Early on, the owner needed clarity: Could the design they loved truly fit within their budget and schedule? To answer that, we paired them with a general contractor experienced in providing real-time insight on construction costs and schedules. We also introduced the owner and contractor to Blueprint Robotics, a leader in panelized construction and Mass Timber systems, crafting solutions to control costs without compromising the sophistication needed to succeed in Boston’s competitive real estate market. By rethinking traditional methods and leveraging modular building solutions, the project now benefits from significant time and cost savings without sacrificing design quality.

Scope: Innovative Mass Timber Glu-Lam and CLT construction gave our client an extra floor of beachfront affordable living units within zoning limits, compressed construction time by several weeks, allowed stairs to be accessible without waiting for framing, eliminated wet slab construction, and housed the new residents in warm, quiet, and sustainable homes. TDS provided OPM services on this Passive House project from initial design through construction.

Scope: Dealing with “dirty dirt” on a tight urban infill site and a funding-accelerated timeline added to the normal challenges presented by construction. In the end, 15 fortunate families will own new affordable condominiums in these three energy-efficient buildings under the Boston Mayor’s Office of Housing’s Welcome Home program. Architect JGE followed the principles of Zero Emissions design -providing high-quality, energy-efficient windows and insulation, HVAC systems, and lighting in complying with Massachusetts’ Stretch Code and the City’s requirements for LEEDSilver certifiability.

Hano Homes DER

Scope: On our first wood fiber insulation project, we achieved significant savings by combining early plan review and value engineering with careful management of change orders related to unanticipated structural repairs in this 120-year-old building. The resulting contingency fund surplus was applied toward construction of a high-performance, Passive House exterior envelope and hyper-efficient HVAC systems -reducing energy consumption per square foot to 69% of conventional code construction. All 20 affordable units will enjoy enhanced comfort and low utility bills while knowing they have significantly reduced carbon emissions.

Scope: TDS is assisting Back of the Hill CDC in the execution of a new model of affordable homeownership development. Instead of relying on state and federal subsidies to create this affordability, BOTH CDC is exploring a direct connection to sellers, allowing them to capture the tax incentives of selling to BOTH CDC at below market prices. BOTH CDC then packages these acquisitions savings with a renovation geared to affordability and passes those savings onto new homeowners. TDS helped develop the proforma, retained all third-party consultants, and helped the Owner act as its own general contractor, directly hiring all subcontractors.

TDS helped the Owner and Contractor overcome last minute budget issues during times of extreme price volatility in the spring of 2022by value engineering the design and developingcreative risk-share provisions in the contract.

Scope: TDS is the Owner’s Representative for this mixed-use, 107-unit, Passive House certified new Smart Growth development in Cambridge, MA. New Street is one of the first projects to be planned under the City’s new Affordable Housing Overlay (AHO) Zoning District, designed to help affordable housing developers create new, permanently affordable homes more quickly, more cost effectively, and in areas of the city where there are currently fewer affordable housing opportunities. The AHO allows the creation of new, permanently affordable housing that is denser than what might be allowed under base zoning and creates a new review process through which new affordable housing can be approved more efficiently.

Downing Square - Broadway Initiative

Scope: The two Downing Square / Broadway Initiative projects are composed of three new low-and mid-rise buildings on challenging sites in Arlington, Massachusetts. The ground floor of the mixed-use Broadway project will be the new home of the Arlington Eats Market.

The old motor lodge is making way for two new 2-story buildings featuring contemporary design, competitive amenities, desirable floor plans and high-end designer finishes. The development will offer 40 one-, two-, and three-bedroom affordable apartment rentals in a family-friendly community conveniently located near local shopping, dining, and recreational opportunities. Accessible units are designed to accommodate mobility and/or sensory impairments. TDS'  John Cavacas is serving as Clerk-of-the-Works.

LeClair Village

Scope: The sea of underutilized parking lots surrounding Rindge Towers on Alewife Brook Parkway is helping alleviate the city’s affordable housing shortage. The PHIUS-certified building went into construction in late 2021 and includes three and half levels of community space, commercial offices, pre-kindergarten classrooms, and two and a half levels of housing. The project solved complex circulation, technology, and acoustic challenges while incorporating multiple uses into a harmonious building. A subsequent phase will create an eight-story building at the southwest corner of the site. Both buildings must be constructed within tight footprints while maintaining the Owner’s ongoing operations at the adjacent Rindge Towers.

Salem Heights

Scope: Almost every imaginable construction type comprised the 13 buildings in Squirrelwood Apartments: new construction, scattered site rehab, a substantial addition to an existing building, historic renovations, Passive House certification, nine phased relocations, and one occupied rehab that needed to be reconfigured mid-project to phased relocation due to COVID-19. The 14-unit Passive House building has the distinction of being measured in 2021 as the 4th tightest building in the United States!

Heading Home

Scope: Scope: Heading Home’s mission is to end homelessness in the Greater Boston area, and TDS is supporting their efforts to improve conditions in four of their shelters located in Lawrence (pictured), Jamaica Plain, and Dorchester. HVAC, envelope, and weatherization improvements, as well as life safety and accessibility upgrades, are included in the scope. We are assisting them with architect and general contractor procurement and helping them navigate direct bidding to subs where appropriate. We also are taking advantage of free energy upgrades provided by the LEAN Multifamily Program. Three of our project managers are carefully orchestrating this work occurring at scattered, occupied sites.

When complete, the project will provide 40 new senior units adjacent to the Westminster senior center. This 100% electric project will utilize heat pumps for both space heating and domestic hot water, and a large solar array feeding both systems.

Bow Linden

Scope: TDS is continuing its work with SCC on the historic 33 Bow Street and newer 34 Linden Street. Bow Street requires extensive envelope improvements including air sealing and insulation, as well as repair to interior units and common areas. The seven Linden Street buildings require interior upgrades as well as site accessibility improvements. Peter Rex is providing Owner’s Project Management services, including architect and contractor selection, scope development, and sustainability consulting.  

Lynn Shelter

Scope: Rising on the site of the Historic Osmund Hotel, The new Lynn Shelter will help individuals transition to permanent housing through its services and programming. TDS is providing pre-construction services including document review and contractor selection. Eli Herman is serving as Owner’s Project Manager during the renovation of the basement and ground floor of LSA’s property to create a lobby, common areas, dormitories, kitchen, dining space, restrooms, laundry room, and an accessible entrance. The scope also includes full repointing and restoration of the façade and will be financed by of historic tax credits.

Scope: “One for the books!” as they say. As one of the first  Accessory Dwelling Units (ADU’s) to be constructed in Arlington, MA, this prototype two-bedroom module not only employed robotic technology and solar panels, it achieved Passive House (PHIUS) energy efficiency certification! Founded on helical piles, when one of the piles sank, the module was easily lifted, the pile screwed deeper, and the module replaced.TDS closely monitored the modules before, during, and after delivery, examining the air barrier integrity and PHIUS procedures with an eye toward long-term maintainability.

The 25 Garvey Street development converts aformer industrial parcel into a contemporary 125-unit residential complex withmodern amenities and community spaces. TDS led the owner through value engineering and procurementstrategy, recommending a lump-sum contract approach to provide greater costcertainty and control. Close attention to geotechnical and environmentalstudies, along with early risk identification, have been essential tomaintaining progress on this complex site. SHC Shelter

Scope: TDS served as Owner’s Project Managerfor SHC during the renovation of the ground floor of First Church Somerville toconvert it to an overnight shelter with 26 beds. The work included installingheat pumps and an ERV, building a new toilet and shower room, and trenching toimprove plumbing, all while allowing church programming to continueuninterrupted on the upper level. This project involved complex change-of-useand code demands, and we guided SHC through cost-effective means of meeting thecity’s requirements in a space housing an active church community.

Scope: The sea of underutilized parking lots surrounding Rindge Towers on Alewife Brook Parkway is helping alleviate the city’s affordable housing shortage. The PHIUS-certified building went into construction in late 2021 and includes three and half levels of community space, commercial offices, pre-kindergarten classrooms, and two and a half levels of housing. The project solved complex circulation, technology, and acoustic challenges while incorporating multiple uses into a harmonious building. A subsequent phase will create an eight-story building at the southwest corner of the site. Both buildings must be constructed within tight footprints while maintaining the Owner’s ongoing operations at the adjacent Rindge Towers.

4 Mellen Street restores a prominent, nationally-registered historic building that once served as the Lesley University admissions building and originally as the 1860’s home of a Cambridge mayor. A six-story Passive House addition creates 29 new affordable homes on a difficult, tight site. As OPM and Clerk of the Works, TDS personnel completed a detailed drawing review to identify issues early so the design team could resolve them before construction. When structural problems were uncovered in the existing foundation, TDS closely managed the budget and all change orders, helping the team balance the Cambridge Historical Commission’s preservation requirements with modern energy performance goals. TDS also oversaw the air sealing and insulation work to ensure the project met both Enterprise Green Communities and Passive House standards.

The 14-unit Passive House building has the distinction of being measured in 2021 as the 4th tightest building in the United States!

Scope: Innovative Mass Timber Glu-Lam and CLT construction gave our client an extra floor of beachfront affordable living units within zoning limits, compressed construction time by several weeks, allowed stairs to be accessible without waiting for framing, eliminated wet slab construction, and housed the new residents in warm, quiet, and sustainable homes. TDS provided OPM services on this Passive House project from initial design through construction.

Scope: TDS is the Owner’s Representative for this mixed-use, 107-unit, Passive House certified new Smart Growth development in Cambridge, MA. New Street is one of the first projects to be planned under the City’s new Affordable Housing Overlay (AHO) Zoning District, designed to help affordable housing developers create new, permanently affordable homes more quickly, more cost effectively, and in areas of the city where there are currently fewer affordable housing opportunities. The AHO allows the creation of new, permanently affordable housing that is denser than what might be allowed under base zoning and creates a new review process through which new affordable housing can be approved more efficiently.

Scope: On our first wood fiber insulation project, we achieved significant savings by combining early plan review and value engineering with careful management of change orders related to unanticipated structural repairs in this 120-year-old building. The resulting contingency fund surplus was applied toward construction of a high-performance, Passive House exterior envelope and hyper-efficient HVAC systems -reducing energy consumption per square foot to 69% of conventional code construction. All 20 affordable units will enjoy enhanced comfort and low utility bills while knowing they have significantly reduced carbon emissions.

Scope: In the heart of Boston, historic Omni Parker House is the longest continuously operating hotel in the United States. Host to such famous guests as Ulysses S. Grant, Charles Dickens, Babe Ruth, and Yo-Yo Ma, the landmark’s charm androle in American politics made it JFK’s choice for his proposal to JackieBouvier. The luxury hotel and resort chain chose TDS for independent Clerk-of-the-Works services on their revitalization of all 551 guest suites, meeting and function rooms, renowned Rooftop Ballroom, and vibrant lobby. Elevators available to construction teams were undersized, and all sheet goods had to be cut down or craned to be delivered to upper floors. TDS helped the project meet complex scheduling demands while maintaining life safety precautions and allowing the hotel to remain operational throughout construction.

Scope: Rising on the site of the Historic Osmund Hotel, The new Lynn Shelter will help individuals transition to permanent housing through its services and programming. TDS is providing pre-construction services including document review and contractor selection. Eli Herman is serving as Owner’s Project Manager during the renovation of the basement and ground floor of LSA’s property to create a lobby, common areas, dormitories, kitchen, dining space, restrooms, laundry room, and an accessible entrance. The scope also includes full repointing and restoration of the façade and will be financed by of historic tax credits.

Heading Home

Scope: Scope: Heading Home’s mission is to end homelessness in the Greater Boston area, and TDS is supporting their efforts to improve conditions in four of their shelters located in Lawrence (pictured), Jamaica Plain, and Dorchester. HVAC, envelope, and weatherization improvements, as well as life safety and accessibility upgrades, are included in the scope. We are assisting them with architect and general contractor procurement and helping them navigate direct bidding to subs where appropriate. We also are taking advantage of free energy upgrades provided by the LEAN Multifamily Program. Three of our project managers are carefully orchestrating this work occurring at scattered, occupied sites.

Scope: Every development project begins with a vision, and on this Mass Timber project at Dana Street, our role has been to transform that vision into reality. Early on, the owner needed clarity: Could the design they loved truly fit within their budget and schedule? To answer that, we paired them with a general contractor experienced in providing real-time insight on construction costs and schedules. We also introduced the owner and contractor to Blueprint Robotics, a leader in panelized construction and Mass Timber systems, crafting solutions to control costs without compromising the sophistication needed to succeed in Boston’s competitive real estate market. By rethinking traditional methods and leveraging modular building solutions, the project now benefits from significant time and cost savings without sacrificing design quality.

Scope: “One for the books!” as they say. As one of the first  Accessory Dwelling Units (ADU’s) to be constructed in Arlington, MA, this prototype two-bedroom module not only employed robotic technology and solar panels, it achieved Passive House (PHIUS) energy efficiency certification! Founded on helical piles, when one of the piles sank, the module was easily lifted, the pile screwed deeper, and the module replaced.TDS closely monitored the modules before, during, and after delivery, examining the air barrier integrity and PHIUS procedures with an eye toward long-term maintainability.
